Devon James, the former prostitute trying to make a quick buck off of her supposed Tiger Woods sex tape, has some pretty shady terms to the tape’s release.

Reportedly, the tape was said to be a fake. A guy has already come forward to say that it’s actually him in the video and not Tiger and that he was paid as part of Devon’s fantasy.

Now, the shadiness continues. Radar Online reports:

According to the “Terms and Conditions” set forth by the website the tape is available only for pre-orders and the company has the right to yank the release of the tape at any time.

“The Company may, at any time and at its sole discretion, cancel any release of the video,” the terms read.

“However, that if the Company cancels any release of the video to its expiration, the Company shall provide a pro-rata refund for the unexpired period of the cancelled release of the video by automatic credit.”

A pro-rata refund usually means that the portion of money to be returned is determined by a factor like time, like when one cancels their insurance and is given a prorated amount back based on how much time is left on their term. But for a product like a sex tape, a pro-rata refund becomes ambiguous and could leave room for the company to profit without the buyer receiving anything in return!

Ugh. It’s hard to believe that anyone would front the cash to buy this thing. Have you?

Kate Gosselin’s nanny got so fed up with her antics and behavior that she decided to walk out on her and her eight kids – quitting!

The nanny, Ariel Cantara, had just about enough of Kate’s nastiness, so she did what anyone else in her situation would do.

An inside source close to Kate, said, “Kate is not the easiest person to deal with. She drove Ariel insane. Kate’s controlling and a neat freak. No wonder Ariel quit.”

And Ariel isn’t the first nanny to give Kate the kiss-off. “She has gone through about 11 nannies and tons of helpers in the past few years,” says the insider to Life & Style. “Shifts can last up to 24 hours, and you have to go on trips with the family. Sleepovers are often required, and there is no set schedule with days off. You work when Kate says she needs you to work.”

The Kate Plus 8 star, who’s currently not on TV, could save some money by being a more hands-on mom (she’s been known to pay her nannies $25 an hour) — but that, of course, would interfere with her salon appointments and bid to make it in Hollywood.

“Kate is unavailable to her children,” says the insider. “She never plays with them anymore and is constantly busy with her personal affairs. That’s why she always needs a nanny!”

Rumors had surfaced saying that Jessica Simpson’s man, Eric Johnson was out and about searching for the perfect engagement ring for the singer.

A headline read, “Jess’ guy is buying a ring!”, which led to media reports all over the internet, saying that she was jumping the gun. The rumors said that he was set to propose to her over the Christmas holiday….even though he just got divorced from his first wife.

Gossip Cop called BS on the rumors:

The friend adds Simpson and Johnson have begun premarital counseling at a local Christian church, and are “meeting with their minister as the next step.”

So, is the pop singer ready to settle down again? Not quite.

A source close to Simpson tells Gossip Cop that the couple is very happy, but “there is no counseling going on,” and “they are not rushing into anything.”

As siblings Khloe and Rob listen in, Kim grimaces as her livid ex rants about some surprising news that’s hit the web.

“Literally, it’s f***ing driving me crazy,” Bush tells Kim.

Wonder what ruffled his feathers?!??
